The Fairfield County real estate market continued to see strong buyer demand in the third quarter as home values continued to increase across many communities despite a lower number of transactions, according to the Houlihan Lawrence Q3 2026 Fairfield County Market Report.
The report, which was released Tuesday, showed that while transaction activity varied by market and price point, well-positioned homes attracted strong interest and spent less time on the market, reflecting an active and competitive environment.
Inventory levels varied across the county, though buyers remained particularly engaged with homes offering quality, desirable locations, and thoughtful presentation. Sellers who priced strategically and prepared their properties effectively continued to benefit from strong demand.
The third quarter reinforced the importance of understanding local market dynamics and positioning each property to meet current buyer expectations, Houlihan Lawrence reported.
Overall, the number of homes sold throughout Fairfield County decreased in 13 municipalities, with the highest drop happening in New Fairfield with 25.5%. On the other hand, 10 communities saw the number of sales increase, with the highest rise occurring in Ridgefield with 25.7%.
The largest median sale price increase occurred in Sherman, with a 25.6% spike. In all, 20 municipalities saw the median sales price increase.
“At Houlihan Lawrence, we bring a local perspective to every market, combining deep knowledge of the communities we serve with a close understanding of the data,” said Houlihan Lawrence President and CEO Liz Nunan. “As conditions evolve, the value of experience and informed guidance remains constant.
