Madison developer investing more than $10 million in new projects

MADISON, Miss. —

Madison is already one of the fastest-growing cities in Central Mississippi, and now one local developer is betting big on the city’s future.

Developer Bridgforth Rutledge is investing more than $10 million into several commercial projects that are expected to bring roughly 15 new businesses to Madison over the next year or two.

“Over the next year or two we’re probably talking about an additional 15 or so businesses that’ll be coming to the area,” Rutledge said.

Rutledge said he is currently working on more than seven businesses, including an upscale drive-through coffee shop and cafe on Madison Avenue that is expected to open in August.

“What I’m trying to do is bring some other concepts that are rather unique and will kind of complement what’s already here,” Rutledge said. “But something that’s not just typical chain fast food.”

On Madison Street, Rutledge is also developing five two-story retail and office buildings, with retail space on the first floor and offices upstairs.

“I’m going to build five two-story retail office buildings. There will be office space upstairs and retail downstairs,” Rutledge said.

The developments are designed to add more places for people to shop, work and gather while maintaining the character of the historic area.

Along Highway 51, Rutledge is developing seven commercial parcels. The first businesses planned for the area include Encore, a dance studio and cheerleading gym, and Bark Manor, a veterinary clinic and pet hotel.

Local business owners said the growth could bring more customers to existing businesses.

Audrey McCarty, owner of Bridal Path, said increased foot traffic could be a major benefit.

“The foot traffic is going to be a huge plus that we have not totally had before over here,” McCarty said. “I think that is extremely important.”

McCarty also said the continued development could bring more interest to the city.

“I think all of the development will only bring more interest to Madison,” she said.

Most of the businesses planned for Madison Street are expected to open by May of next year.

Rutledge said continued development is important to creating a community where families want to live and spend time.

“In order to develop, we have to create an environment where they want to be and where their kids want to be,” Rutledge said.

The city has also received a $600,000 grant to install new sidewalks, which could make it easier for people to walk around as Madison continues to grow.

Rutledge said the new businesses are expected to be up and running sometime next year. The total price tag for the developments is expected to top $10 million.
